Q2 FY26 sales reached ₹670 crore, improving 9 % on a QoQ basis, though down 13 % YoY.
Collections stood at ₹596 crore, rising 8 % quarter-on-quarter and also 8 % year-on-year.
Sales volume for the quarter was 0.86 million sq ft (2 % QoQ growth, –17 % YoY).
Realisation per sq ft was ₹7,823, up 7 % QoQ and 5 % YoY.
The firm acquired ~7.5 acres in Bhugaon, Pune, estimated with a GDV of ~₹1,400 crore.

Sales, Volume, Realisation
Kolte-Patil achieved sales of ₹670 crore in Q2 FY26, which is a 9 % improvement when compared to ₹616 crore in Q1 FY26 but is less than the ₹770 crore recorded in Q2 FY25 (–13 % YoY). The sales included contributions from sustenance inventory and sales from projects under redevelopment and DMA models.
Volume stood at 0.86 million sq ft during the quarter which is a 2 % increase from 0.84 million sq ft in Q1 FY26, but is down from 1.03 million sq ft in Q2 FY25 (–17 % YoY). The key township project Life Republic recorded a sales volume of 0.51 million sq ft during the quarter.
Realisation rate stood at ₹7,823 per sq ft, which is a 7 % increase compared to ₹7,337 in Q1 FY26, and also a 5 % increase when compared to ₹7,472 in Q2 FY25. The increase indicates continued pricing strength across the portfolio; especially in the premium "24K" segment.
Collections
The total collections for the quarter amounted to ₹596 crore, reflecting an 8% increase over ₹550 crore in Q1 FY26. Collections were also 8% above ₹550 crore in Q2 FY25. The increase was underpinned largely by reasonable construction progress at active sites. Combined collections for H1 FY26 amount to ₹1,146 crore, slightly below ₹1,162 crore for H1 FY25 (–1%).
Land Acquisition
The company purchased a plot of land of about 7.5 acres in Bhugaon, Pune, in October 2025, with an estimated saleable area of around 1.9 million sq ft and a GDV of around ₹1,400 crore. This acquisition is in line with its strategy to expand in the peripheral regions of Pune and benefit from the growth corridor.
Kolte Patil Developers share price stands at ₹431.65 per share on the BSE as of 14 October 2025 at 15:30 PM IST, up by ~0.59 %.
