Veegaland Developers builds multi-storied residential apartments across Kerala under its brand, Veegaland Homes. Revenue climbed from ₹110.77 crore in FY2024 to ₹250.98 crore in FY2026, with profit after tax reaching ₹26.61 crore that year. Alongside this growth, a few risks stand out: the business operates entirely within Kerala, relies on third-party contractors for execution, and has unresolved legal proceedings pending against the company, its directors and its promoters.

Part of the net proceeds will fund ongoing residential projects, while the rest is earmarked for land acquisition and general corporate purposes.
Incorporated on 10 August 2007 and registered in Ernakulam, Kerala, Veegaland Developers began real estate operations in 2011 under the Veegaland Homes brand. The ICRA Report cited in the prospectus ranks it as Kerala's fastest-selling real estate developer as of 8 December 2025, and counts it among the state's recognised residential developers.
Promoter Kochouseph Thomas Chittilappilly founded V-Guard Industries back in 1977, and Veegaland is part of the same V-Guard Group, alongside Wonderla Holidays Limited and V-Star Creations Private Limited. K. Chittilappilly Trust is the other promoter entity behind the company.
Veegaland's projects span five tiers, from mid-premium to ultra-luxury, spread across Kochi, Thiruvananthapuram, Kozhikode and Thrissur.
By 30 June 2026, ten residential projects had been completed, together accounting for 11.05 lakh square feet of saleable area and 692 units (43 of which went to landowners under joint development agreements). Twelve more projects were ongoing at that point, with three others upcoming. Independent third-party contractors handle construction, while an in-house team oversees planning, supervision and quality control; the company had 127 full-time employees as of the same date.
Ongoing projects now drive most of Veegaland's revenue: this segment grew from ₹60.63 crore in FY2024 to ₹247.58 crore in FY2026 as construction progressed. Completed projects, by contrast, contributed less over time, falling from ₹50.14 crore to ₹3.39 crore across the same period, since that inventory had largely been sold off.
Overall revenue from operations climbed from ₹110.77 crore to ₹250.98 crore between FY2024 and FY2026, recognised under Ind AS 115 using the percentage of completion method.
India's real estate market stood at ₹39.44 trillion in FY2026, and the ICRA Report projects this will reach ₹81.76 trillion by FY2032. Residential real estate makes up the bulk of that market, at 60.7% of the total sector in FY2026.
Within Kerala, developer interest has been picking up in Thrissur, Kozhikode, Kollam and Palakkad. Better infrastructure and a rising share of local (as opposed to non-resident) buyers are cited as drivers behind this shift.
Restated figures for the last three fiscal years are shown below.
| Financials (₹ crore) | FY2026 | FY2025 | FY2024 |
|---|---|---|---|
| Total income | 254.16 | 196.22 | 114.61 |
| EBITDA | 42.64 | 33.77 | 16.72 |
| PAT | 26.61 | 20.43 | 7.87 |
| Total Assets | 483.81 | 326.65 | 221.01 |
| Net Worth | 266.90 | 65.44 | 45.07 |
Both revenue and profit after tax grew by roughly 30% from FY2025 to FY2026.
All five of the company's completed residential projects have sold out entirely, reflecting consistent delivery and strong market absorption.
Several projects still under construction are already seeing brisk sales. Green Fort had sold out completely by 30 June 2026, and Green Heights was close behind at 99.29%.
The ICRA Report names Veegaland as Kerala's fastest-selling real estate developer, a ranking that held as of 8 December 2025.
Sales value increased from ₹186.96 crore in FY2024 to ₹393.62 crore in FY2026, a compound annual growth rate of 45.10%.
With completed, ongoing and upcoming projects all in the mix, Veegaland has some visibility into what its development pipeline looks like going forward.
Kochouseph Thomas Chittilappilly, who also founded V-Guard Industries, leads the company with backing from a professional management team.
Every project the company has, whether completed, ongoing or upcoming, sits within Kerala. A downturn in the state's property market could directly affect the business, as it has no projects outside Kerala.
The company's financial performance depends on timely delivery of its 12 ongoing and 3 upcoming projects. Cost overruns or delays could affect results.
Because revenue follows construction progress under the percentage of completion method, the figures swing from year to year. What happened in FY2026 is not necessarily a guide to what comes next.
Construction and execution run through independent third-party contractors and consultants. Any shortfall in their performance could affect project timelines.
The company, its directors and its promoters are facing several pending legal matters. These include a trademark opposition and a ₹61.86 lakh tax notice, both against the company, with the tax matter currently under appeal, along with separate proceedings involving the directors and promoters.
Much of Veegaland's brand strength rests on its ties to Kochouseph Thomas Chittilappilly and the wider V-Guard Group. Any adverse development affecting this association could also affect the business.
A few points worth weighing before evaluating the Veegaland Developers IPO:
It is a Kerala-focused residential developer, with no presence outside the state
The issue is entirely a Fresh Issue, with no Offer for Sale
Revenue and profit have grown steadily, though figures swing with each project's construction stage
Legal proceedings against the company, its directors and its promoters remain unresolved
Construction depends on third-party contractors rather than in-house execution
The company's fortunes are tied, in part, to its association with the V-Guard Group
