About Knowledge Realty Trust IPO

Knowledge Realty Trust is positioned as the largest office REIT in India by Gross Asset Value (GAV), which stood at ₹619,989 million as of March 31, 2025. It also ranks as the second largest globally in terms of leasable area. The portfolio includes 30 Grade A office properties totalling 46.3 million square feet, comprising 37.1 million square feet of completed area, 1.2 million under construction, and 8.0 million allocated for future development. This diverse asset base reflects a combination of both operational and growth-oriented spaces.

 

The properties are distributed across six major Indian cities—Hyderabad, Mumbai, Bengaluru, Chennai, Gurugram, and GIFT City in Ahmedabad. The portfolio includes six city-centre offices and 24 business parks, offering facilities like food courts, private clubs, sports areas, medical clinics, and crèches. As of March 31, 2025, the REIT reported a committed occupancy of 91.4%, supported by a tenant base comprising Fortune 500 companies, Global Capability Centres (GCCs), and leading domestic corporates.
