About Bagmane Prime Office REIT IPO

Bagmane Prime Office REIT is a commercial real estate investment trust focused on owning and operating Grade A+ office assets in Bengaluru, which remains one of India’s established office leasing markets. The portfolio is spread across key commercial micro-markets and caters primarily to multinational corporations, technology companies, and Global Capability Centres (GCCs). As of June 30, 2025, the REIT portfolio included 6 Grade A+ business parks with a total area of 20.3 million sq. ft. and a leasable area of 19.6 million sq. ft. The committed occupancy stood at 97.9%, reflecting continued utilisation across its office assets.
 

The portfolio consists of completed commercial office properties, under-construction developments, future expansion projects, hotels, and solar power assets. Its tenant base includes companies such as Google, Amazon, and Nvidia, along with other multinational occupiers operating in the technology and related sectors. The REIT follows a leasing approach centred on long-term tenant engagement, built-to-suit office infrastructure, and expansion opportunities within existing business parks. The sponsor group has a presence in the commercial office development segment with projects across multiple Indian cities.
